What’s New and What’s Sold in Dorset this month.
In this month’s market comment, I have focused on what is actually happening in the local Ferndown, Verwood, Wimborne and Poole property markets, rather than being drawn into the often gloomy speculation that’s currently portrayed in the media.
Although the often quoted saying that you shouldn’t believe all you read in the press has never been more true…
Whilst the local market is certainly not the fast-paced seller’s market of the first half or so of 2022, there remains plenty of buyer activity and with the less frantic market, there is a greater selection of properties to choose from.
The more relaxed market conditions allow buyers more time to look around and for those with a home to sell, these conditions give them a chance to find their dream home with time to sell their property without too much concern about being beaten to it by another buyer.

Mortgages
As with the property market, the mortgage market also suffers from rather negative reporting, which does cast doubt in the minds of some.
Truth is, there are more than 5000 mortgage products in the marketplace right now, and whilst news of increasing interest rates is grabbing the headlines, mortgage availability is still incredibly strong.
It’s also true that some mortgage products were withdrawn, and some high street lenders temporarily limited their ranges, but these are now back in the market and will continue to lend.

Considering a move this Summer?
If you are considering a move this summer, my advice to sellers would be fairly straightforward, asking price is key. Buyers are price sensitive and sellers that are overly optimistic in their asking price are not getting the all-important first crop of viewing interest, so not getting offers. Price your home sensibly and properties generally sell.
